We had a rest in August 2026. On the plus side: everything is clean, after three days there will be a change of linen. One of the disadvantages: you have to go to the beach through the checkpoint of the military industrial complex "Pitsunda" - for a fee - 80p. They walked through the forest for free, but after 3 days they put a Bean there, so it was a bit far to walk for free. 100% audibility, especially in the toilet and above. Those who are sensitive to this should not come here. No rest in the afternoon or in the morning! There is no kitchen. There is no ventilation, no window panes, a solid bathhouse. You can only cook scrambled eggs quickly. There are not enough plates. Not all rooms have balconies, but there is a shared terrace with tables in front of each door. I sat down to eat, and vacationers walk by. The views are terrible - the roofs of neighboring houses and a wasteland with a ruined house. There is no playground. There is no pool. There is no covered parking. Cars melt in the sun near the guest house. We're not coming here anymore.

We had a vacation in September 2025. I found this guest house a long time ago, paying attention to the good reviews. This year we still stayed there. It's a wonderful place! The house is cozy, everything is thought out, order is maintained. The hostess Svetlana Mikhailovna is very attentive to requests, she was in touch in advance in vacap, answered questions. Good mattresses, linen (changed after 5 days + cleaning). Each room has its own table on the shared veranda, its own refrigerator, and a kettle. There is a shared kitchen downstairs. We only cooked breakfast there sometimes))). There is a Yummy cafe nearby 50 m away, the food is delicious, the portions are large, the prices are affordable. It is very convenient that you can take the dishes from the takeaway menu through the window on the side. When I was too lazy to even make scrambled eggs, five minutes and there was a good portion of hot porridge (100 rubles) or pancakes on the table. It takes 12 minutes to walk to the beach through the Pitsunda Nature Reserve. The smoking room is downstairs at the entrance. The shops are also very close, although there is no fuss in front of the hotel, the house stands a little to the side, overlooking the nature reserve. In general, there is some kind of homely atmosphere in the house))) .Thank you for a wonderful stay!

Great guest house! We had a rest several times in different years from 2017 to 2024. Unfortunately, it doesn't work out every year, but whenever we go to the Black Sea coast, we choose only Pitsunda and only Svetlana! Convenient location in the center, while the sea is just around the corner. Log cabin, beautiful rooms, everything you need for a comfortable stay. It is very clean (they keep order!), quiet enough, smoking is prohibited in the rooms and on the balconies (only in designated areas). What is very important is that the WONDERFUL hosts (Svetlana and Vladimir) are here!!! Holidays are always great! We will definitely come back again!

Everything would be fine if not.... I'll start in order. In the description when booking the room, it was stated that the room has a balcony and a sea view. In fact, the room turned out to have a view of the courtyard. In which there was a barbecue, a Playground, and the neighboring balcony of another house could be reached by hand. And the balcony was the name of the common terrace along which all the residents passed. The refrigerator was also there. And the dining table. You're sitting there eating, and people are passing you back and forth, back and forth. There is no parking for cars as such. Although it is described) I had to park the car behind a fence in the scorching sun. And by the way, you are not forbidden to use the barbecue, but you are not allowed either) You'd better go to a barbecue cafe and eat (the owner's words)

We had a rest at Svetlana's guest house in early October 2024. The owners are very clean, attentive to the little things. The guest house is in perfect order, excellent beds, soft mattress. There is a split system in the rooms. We had a double room with a fridge and a kettle. (The three local rooms also have their own kitchen with a stove. ) We cooked in the kitchen on the 1st floor. There's a big table, a stove, a lot of dishes. Everything is there. On the 4th floor there is a huge veranda where it is cozy to sit with friends. (We were vacationing in the company of several families). It takes about 15 minutes to walk to the sea through the nature reserve. Clean forest air, a pleasant walk, and then a beautiful pebble beach with sun beds and boiled corn. There are several Wi-Fi in the guest house, you can choose the one with the best signal. I recommend the Svetlana guest house.

The four of us had a rest in Pitsunda in late September and early October. We rented two-room apartments on the third floor. It is quite cozy, there is enough space, a clean kitchen with a sufficient set of dishes. The hosts are hospitable and helpful. Despite the end of the season, they were always polite and helpful when questions arose. There is a Yummy cafe within walking distance, where you can eat delicious food if you don't want to cook.

For the first time I rested in Abkhazia itself, and in Pitsunda. On the recommendation of friends, we pre-ordered apartments in the guest house "Svetlana" on the third floor in February 2023. We rested for 12 days in June 2023. The apartment consists of two bedrooms with a balcony and air conditioning, one bedroom with a double bed, the second with two single beds. There is a kitchen - dining room with equipment and utensils, a refrigerator. The room has a bathroom with a sink, shower and toilet. The hotel has an open attic floor with tables and sun loungers, and there is a solarium on the roof above. The hotel is located in the city center on the outskirts of the protected Pitsundovsky forest. To the beach, walk slowly for 15 minutes through this forest. There is a car park next to the hotel. Of the disadvantages of the stay, I will note the small sound insulation of the rooms and the unstable operation of WiFi, sometimes there was a lack of Internet.

We rested from August 24th to September 7th, 21st. I really liked it! The place is quiet, the house is beautiful and cozy, the owners are very nice people. Everything is within walking distance from the house. I counted 58 steps to the best cafe in Pitsunda. To go to the sea either along a beautiful street, or through the forest, where the needles breathe beautifully! The only negative that does not affect the assessment is the pool that is not working this summer due to the fact that now the electricity supply in Abkhazia has become worse. Otherwise, there are only advantages. You can cook by yourself, you can take food at home in a cafe, you can sit in a cafe. I recommend the Svetlana guest house!

I had a rest in June 2019. Very kind-hearted hosts, Svetlana and Vladimir, pleasant to talk to. All issues were resolved before the time of booking. We had family rooms with a kitchen and a single room. They met me, explained everything and showed me. All rooms are located in a clean area, there are bedside tables for outdoor shoes at the entrance. The linen was changed 2 times in 16 days. Each was given 3 towels, plus there was a foot in the shower to stand on. The maid is a great person. There were no problems. The sea is 700 meters away (resort area, 200 to the checkpoint and 500 to the beach). There is a Yummy cafe nearby, all the locals eat there.

We arrived late at night by car, looking for a place to fall and sleep - there were no places. So they drove their daughter away for us, and the next day they put her in a room. And before that, they served dinner, although the kitchen had not worked for a long time. The hosts are a Russian couple in years, the nicest people. Everything is fine in the rooms, the conduits are working, the beds are normal. Downstairs on the ground floor there is a common room like a dining room, but everything is very homely, as in Austria, cozy. Through the grove of Pitsunda pine there is a gorgeous exit to an empty beach, because the main exit is a kilometer away - everything is there. Damn, how else to get out to them...

We had a vacation with Svetlana in 2017. With the children and my grandmother, I really, really liked it! The hosts are intelligent, friendly, hospitable! Next to it is the best dining room in Pitsunda. The place is in the center, but the noise does not reach the guest house. We will definitely come back!
