The hotel is not bad. Good location, city center, near the market, shops, catering points. The beaches are a 10-minute walk away, and it's nice to walk in the shade of the trees. Attentive, responsive girls work at the reception, and the cleaning staff are hard workers who clean everything from morning to evening. Daily cleaning, linen change every 2-3 days, beach towels are provided.The Wi-Fi is good. The breakfasts are not bad, but they are very monotonous. The furniture in the room is not new, but everything is intact, a comfortable orthopedic mattress. All the equipment is working properly. Now about the cons: room (standard)it's small- it's not clear what the sofa is for, there's a maximum of two people to disperse, even bedside tables are set up on TV, since there's no place by the bed. The TV has 3-4 channels. I lived in room 202: the room is located almost above the entrance to the hotel, 2nd floor, very noisy, dogs are barking all night, and the road is nearby, the car loads at 6:30 every morning, all exhaust gases are normal, the room is visible from the street (under the balcony everyone goes from the beach and to the beach), I had to pull the curtains all the time, I advise you not to agree to stay in rooms facing the road and the alley, it's very noisy and don't forget to bring a fumigator.

The stay at the Kiaraz Start Hotel in Pitsunda in July 2026 left the warmest impressions, and in many ways this is due to the wonderful staff. I would like to say a big thank you to the administrators Anita and Salima — they are friendly, always ready to help, solve any issues quickly and with a smile. It is such people who create an atmosphere of real hospitality. Special thanks to the maid for the daily and very high-quality cleaning. The room was always perfectly clean, with fresh linen and towels. The hotel is perfectly located: it takes 10-15 minutes to walk to the sea and the embankment along the picturesque cypress alley, where there are many cafes and shops. The rooms are spacious and clean, and there is everything you need for a pleasant stay. We definitely recommend this hotel and hope to come back here again!

This is the third time we have rested in Pitsunda, and we fell in love with this place. And we liked the Kiaraz hotel. The friendly girls at the reception are always helpful and will answer all your questions. The rooms are cleaned regularly. The breakfasts are great, everything is homemade, very tasty porridge, tender cottage cheese, omelet or casserole - we appreciated it. Fir trees grow around the hotel, a football field nearby, an ancient temple across the street (an interesting place, go on a tour), a bus stop nearby and a beautiful cypress alley 10 minutes to the sea. There are many cafes and shops nearby that have everything you need. We recommend it, it's a great place to relax!!!

First of all, I want to start my review with the following: A pleasant girl, Salima, met us and told us that we were being accommodated in a standard double room in a four-star hotel due to a broken shower cabin (and we paid for such a room in a three-star hotel), and since we booked the hotel through a tour operator, we did not need to pay anything extra. The hotel's dining room is open only for breakfast. However, breakfast is served from 8:00 a.m. to noon, which is almost nowhere to be found. They put on the table: soup, two types of porridge (every day one of them is oatmeal, and semolina (when it happens)- the most delicious), cheese, sausage (or cottage cheese with sour cream), salad, bread, and the cook could have a choice: pancakes or scrambled eggs (one day), another-scrambled eggs or cheesecakes, etc. The breakfasts themselves (which were prepared by the chefs) were delicious at home, the porridges were made with real milk, just homemade. The staff's attitude was generally excellent, the room was clean, cleaned regularly, and bed linen and towels were changed regularly. It happened, of course, that the water and electricity were turned off, nevertheless, during the day this matter was quickly restored. The only thing, of course, is that the Internet is unimportant. But this is of little importance. It is very pleasant that there are large swings and a Playground on the territory. We were satisfied with the rest, and, frankly speaking, we didn't want to leave. So I highly recommend the Kiaraz Hotel. Even the "Start", even the "Arena".

It's a good place. Near the nature reserve , the sea for 10-15 minutes, a quiet walk, bus station , market , Park... The hotel is quiet and peaceful, very clean, the breakfasts are delicious and homemade, the staff is pleasant and helpful, beach towels are provided, there is a sports field nearby, and it is very convenient for running enthusiasts. Now, at the end of the summer and all our travels, I can write a review about this hotel. We were in Pitsunda for the first time and at the Kiaraz Start 3* hotel from 07/01 to 07/10/2026 (due to bad weather, we had to shorten our arrival a little, but these are small things). The first impression was immediately ambiguous: in the dining room, the strict aunt at the distribution later turned out to be the most charming and professional hostess of the breakfasts, they were delicious, simple and at the same time elegant salads did not leave anyone indifferent, the cleanliness of the hall and cutlery conquered, the breakfasts were rich and before lunch they did not remember about food at all. Salima, the hotel receptionist is always friendly and with a charming smile. The room, as requested, was provided to us on the 2nd floor. The cleaning was done unnoticed, but it was always perfect, towels were constantly changed under the self-supervision of the maid without our intervention. The hotel is surrounded by pine trees in a small isolation from other hotels, and this turned out to be a big plus: no food smells and noisy companies, fresh air at night without air conditioners is a dream. I read reviews where they wrote about the frequent loud conversations of the hotel staff and music at night, but this did not happen during our stay (now I can laugh at one case at 24.00 a young man working on transport at the hotel arrived under our window and began talking loudly on the phone. I went out on the balcony, looked at him and just put my finger to my lips, And when he saw me and my gesture, he folded his hands in apology and fell silent). Therefore, I want to say one thing: the staff is responsive and will always understand the wishes of the guests, you just give them a hint so that you don't write negative reviews here later. We are glad that we were in Pitsunda this year and in this particular hotel, I won't even write about the sea, it's the best here. Next year we will definitely return only to this hotel, thank you for a pleasant stay!

I just returned from Pitsunda, I rested for 2 weeks (from June 24 to July 8, 2025) at the Kiaraz Start Hotel. I am very pleased with the hotel. I had a double room of 20 m2 with a view of the Cypress Alley. The room fully corresponds to the description that is on the website. Cleaning every day, change of bed linen and towels - once every 3-4 days. Everything is working - a TV, a refrigerator, and an air conditioner. The shower cabin is excellent, there was always hot water. I would like to express my special gratitude to the girls at the reception - Salima and Anita. They were friendly, attentive, and always helped me with my questions. Girls, keep it up! So I recommend this hotel to everyone for a vacation! It is located in the center of Pitsunda, next to the temple (where organ music concerts are regularly held!). You can walk to the sea either along the Cypress Alley, or along Gitsba Street (in both cases it takes about 15 minutes to walk), or through a beautiful pine grove (about 20 minutes). The water in the sea is clear, clean, the temperature is ~ 22 degrees, swimming is a pleasure! In addition, there are bus and minibus stops near the hotel - you can drive yourself to Gagra, Ldzaa village (located in Pitsunda Bay), New Athos, Sukhum. I am VERY happy with my vacation! I will definitely come back here!

We had a vacation from July 5 to July 11, 2025. In my opinion, the hotel is excellent:the room is clean, linen and towels are white, cleaning is done every day and even things are folded if they were lying on the bed. Children's clothes are stacked, toys are neatly on the bedside table. Well done! We lived on the second floor, with a view of the kitchen or cafe, and they always wipe the windows and door handles. The dishes are clean, and there is everything you need for breakfast. 2 porridges to choose from, delicious cheese and sausage sandwiches,cottage cheese and sour cream, tea,coffee. Pancakes or fritters, scrambled eggs or omelet. The building is located in the center, I wanted to go to this hotel because it is conveniently located. It stands in the shade, in a small forest, at the beginning of a cypress alley. We even slept without air conditioning. The impressions are good! If lunch were added to this price, it would be super! a couple of soups and a second course. Minus one! They promised to fix it. These are swing sofas and there is not enough table and more flowers in that area. It's a really cool hotel! The administrators and security guards and the maids are great!

A very cozy hotel in the very center of Pitsunda. It takes 5-7 minutes to get to the sea in a straight line. Delicious and very satisfying breakfasts: two types of porridge or soup to choose from, plus something made from eggs (omelet or scrambled eggs) and cottage cheese, or pancakes \ fritters. There is always just cottage cheese with sour cream, cheese, butter, bread, sausage\sausages. The children are given a sweet bun. The room has everything you need, as described in the description. Breakfast porridge, the cook goes to a meeting at the request of how to cook, special thanks! There are nice girls at the reception, you can always clarify and discuss something. Positive emotions from visiting the hotel. There's a nice receptionist at the reception, she told me everything, showed me how she settled in. The car was parked in a secure parking lot on the territory of a neighboring hotel. The room is not big, but everything is there. The bed is quite comfortable. Clear. The breakfasts may not be super varied, but you won't stay hungry either, the cafe staff are trying very hard. The hotel is equidistant from two city beaches and a market. As wonderful as the impressions of the hotel were, the transfer from the airport to the hotel on the day of arrival turned out to be so depressing. Having bad luck with the driver is putting it mildly. The fact that they waited for almost an hour turned out to be not the worst. A car pulled up to us with thundering music, which we just recoiled from. Having asked the driver to turn down the volume, they ran into such aggression and rudeness on his part, which only a person who is offended by fate and, moreover, clearly did not get enough sleep is capable of. After a flight and a long wait, in a foreign country, very tired, poorly thinking, we decided to take a chance and get to the hotel with this driver. Then they realized that they had made a big mistake. The man insulted not only my friend and me, but all Russians with his comments all the way, hinted that when we crossed the border, he would show us, drove into oncoming traffic, overtook cars, once almost provoking an accident. Arriving at the place, they crossed themselves that they had arrived alive. The driver's name was Gennady Shotovich Sarsania. Nothing can justify a brute and a boor at the wheel!

I had a rest in the second half of September 2024. A wonderful little hotel. Good location: away from noisy cafes, next to the cathedral, it's not far to the bay and the city beach, it's also 7-10 minutes to the local market. The hotel is clean. Cleaning every day. Change of bed linen every 2-3 days, towels every day. Beach towels can be taken at the reception. I was pleased with the sound insulation - I couldn't hear the neighbors. It is convenient that the dining room is located next to the hotel courtyard, especially if it rains in the morning. The food is hearty and delicious. There are two porridges to choose from (different every day). There is also a choice of scrambled eggs (omelette) or cheesecakes (casserole/ pancakes/fritters). Plus, cheese, sausage, fruits, butter, bread and certainly a light salad based on Peking cabbage are cut on the table. From drinks there is always coffee, tea, lemon slices, milk. The room has a working air conditioner, mosquito nets on the windows, and a folding clothes dryer. Good Wi-Fi (turned off only when all electricity went out in a thunderstorm, there are short interruptions with electricity in Abkhazia).

Large balconies with sun loungers and a table. There is a dryer. The breakfasts are wonderful. Personally, I don't cook porridge every day, but here we came off! Of the disadvantages (if this is a minus for someone) - there is no additional light in the rooms, only the main one under the ceiling. If you need to get up at night and not "jam" relatives with your search for headphones, for example, or get up to drink some water, then a problem is drawn. Also, upholstered furniture (by the way, chic for a hotel) begins to smell like human sweat. I need a dry cleaner. The staff is wonderful. The maids are friendly and hardworking. Nicole and Yana are kind and attentive. Thank them very much. They are the face of the hotel. The big PLUS is that the hotel is in the center, but the silence is ideal for relaxation. The wish I made is to come back in a year! We arrived only in the evening. we rested from 09. to 18.09.2023.

Thank you for a wonderful stay! We had a rest in July 2024. Friendly, helpful staff. The rooms are bright and spacious. The bed is comfortable. Cleaning is daily. The room has a hairdryer, kettle, safe, air conditioning, TV, balcony, clothes dryer. The location is great! In the very center of Pitsunda. Our windows overlooked the temple. The beach is a 10-minute walk along the cypress alley. The breakfasts are very tasty. Not a buffet, but a variety: porridge, omelette, scrambled eggs, vegetable salads, pancakes, cheesecakes, cottage cheese and sour cream. Everything is very tasty! Family room, two-room, on the second floor. I didn't like that there were no doors in the rooms and very creaky beds in both rooms. We resigned ourselves and enjoyed our vacation. Two beaches within walking distance, lots of cafes and other infrastructure. The air conditioner coped with the cooling of the entire room, wet cleaning was done every day, at a convenient time for us. Beach towels are provided on request!!! The breakfasts are quite arranged, simple and delicious dishes, there is a choice of the first hot dish - porridge and the second course (cheesecakes, pancakes, omelette, scrambled eggs), fruits are also chopped, there is cottage cheese and one vegetable salad. Kiaraz Start is the younger brother of Kiaraz Arena :)! 4 floors, different rooms, smaller than in the Arena! Rooms are cleaned well, every day, linen is changed every 3 days, towels more often! The staff is friendly, they will always help if necessary! Breakfast with the clients of the Kiaraz Arena in a small annex next to the hotel! It is quite acceptable for breakfast: sausage, cheese, butter, bread, salad, a cup with carrots, tea, coffee are directly available! In the window from the chefs there are 2 porridges and boiled, fried eggs, omelette, cheesecakes, pancakes, fritters (also something one of the 2 on the offer of the day)! Everything is not bad, but there is not enough space for self-service when a lot of people come running at once! The location of the hotel is good, 800 meters from the sea in a straight line! There is a cypress alley on the side, first along it, then along the street with shopping malls!

A good four-star hotel. We lived in a two-room room, one room had a window and a balcony on the road, sometimes it was noisy. We slept with air conditioning and closed windows for the same reason. The furniture is not new, but everything is intact. The refrigerator and bathroom worked flawlessly. As of October 2024, the hotel is well maintained, everything is clean and tidy, there was always hot water, BUT: - the cracking and creaking of the bed can be heard throughout the entire floor. - after each power outage (in Abkhazia it is 2 times a day), wifi disappears for several hours, 2.4Ghz wifi does not cope with speed even with a few customers, and 5GHz wifi is missing. Apparently, they decided to save money on routers and uninterruptible power supplies.

We were a family in August of the 24th year.Great quiet hotel, great location in the center, good furniture, super room cleaning (even unexpectedly). I would have given five stars, but the breakfast was disappointing, disgusting porridge, the child was upset. We were in 23, the breakfast was not bad, but there is one disappointment in this! But okay, the main thing is the sea is clean and warm, the nature is gorgeous, delicious barbecue in hinkal and barbecue from Beck, and alcohol from Uncle Gena! I recommend Kiaraz Start.

We rested again at our favorite Kiaraz Start hotel, in blessed Abkhazia, in the unique Pitsunda!!! Everything is as before! Everything is very welcoming, everything is very caring, everything is very friendly and homely... The hotel is spotlessly clean, cleaning every day ... The bathroom has everything you need: shower and washing facilities, a hairdryer, a set of towels for body and feet. The room has an LG TV (Russian channels), powerful air conditioning, Kettle, Refrigerator. There is stable WiFi! Everything works flawlessly... there is a folding clothes dryer on the balcony... All the staff are very friendly and friendly, including maids and security. Managers Anita and Salima are professionals in their field, and just nice, good people: they will always help, prompt, advise, always show human concern... The breakfasts are delicious, like at home ... A low bow to the cook and a heartfelt thanks from us ... The choice for breakfast is the most reasonable - everything is fresh, delicious, everything is like at home mom has... Everything you need in the area, within walking distance... It's hard to exchange Pitsunda itself and the Kiaraz Start Hotel itself for something else ... I booked a room with a balcony, and got a room on the ground floor with a damp smell. Room cleaning is just taking out the trash and wet cleaning the floor. The toilet, to put it mildly, gave off the smell of urine, I was ready to buy gloves, detergent and wash... The furniture is far from "Italian", the mattress is the cheapest - it is uncomfortable to sleep, because the springs rest against the back. If you have a choice, it is better to book the Kiaraz Arena. The hotel is newer, with large balconies with sun loungers. Of course, unfortunately, customers are not very valued.

The rooms are very cozy, each room has everything you need (TV, air conditioning, kettle, refrigerator, safe, floor dryer), the hotel has a separate laundry room with dryer, but for an additional fee, the service is good, the rooms are clean and tidy, the room can be cleaned every day at your request, the food is very tasty and the breakfasts are hearty (they can even give you an additive), the people are very pleasant and sociable. The hotel is located near the sea, as well as near the sights. We really liked it there.

Nice hotel. The staff is polite and friendly. It's clean and cozy. A small minus is mosquitoes at night. Otherwise, everything is fine. Cleaning every day. Everything is fine in the dining room too. But not everyone takes porridge. We were kindly nicknamed "hooligans") and because of the friendly staff of the dining room, it is somehow forgotten that there is only one name from the buffet. Children from 3 to 12 years old are given buns and sausages. Parking is small, near the main building of the Kiaraz Arena. The gate is moved manually. You can walk along the main alley or through the stadium. It is better to take excursions and consultations around the city from Elena (there is information about the Bolshoi theater on business cards). He will answer everything clearly, he does not breed anything superfluous, he will tell you where it is interesting, and where such a new model is. And it can tell you where and what is located.

Each room has a balcony with a dryer The breakfasts are good. Not very diverse, but quite tasty. Very clean linen and towels. Beach towels are also provided A good mattress The lobby of the hotel is pleasant Minuses: The room is small, and it is very difficult to move around with a child's armchair-bed. The bathroom is also very cramped, it is not easy for a large person to get out of the cubicle. Furniture and plumbing are on the verge of completely. The bed is shabby and creaking, the safe is broken, everything in the shower is shaking, the door was falling off. The toilet was leaking, they complained - they promised to fix it, but they did nothing. There's a fungus on the ceiling in the shower stall. We saw a cockroach. Upon arrival, there was an unpleasant chemical smell in the room, perhaps they were poisoned. Total: Pitsunda is beautiful, the beaches are magnificent, I want to return, but this hotel should cost less (August 2023 - 8000r) otherwise you need to choose another one.
